Thor returned to fix a minor problem, there was a noise, coming from the drain pipe through my bathroom sink. He was on time, very nice, apologized for the inconvenience, and cheerfully had it fixed in a very short time-about 20 minutes, No charge, just great service. Thank you, again, Hydes! 😊

Found system (2020 American standard coil and condenser) low on refrigerant. 3 lbs were added 4 days ago. Informed that this is a major leak and a leak search should be done as soon as possible. Parts warranty still good, labor warranty expired. Estimate for leak search attached with this report.
Performed annual cooking maintenance on a 4 ton 2021 Trane unit. Changed out filter 20x25 in Air handler. Followed sequence of operations checked amperage, Freon levels, and motors. Checked temperature split 20 differential. Washed down condenser coils throughly and cleared condensation lines. System is cooling properly at this time of service
Calling maintenance on American Standard platinum split system. Air handler is located in garage, filter is washable, wash filter as well as filters for ductless unit in garage, verified proper operation for condensate pump, verified proper sequence of operation, washed condensing coil and verified no current/past error code at CDA or thermostat. System is within manufacturers, specifications, and cooling and operating properly at this time of service.
Living area S-LR1F replaced suction temperature sensor and tested. Client also stated they cannot connect to the internet. Rebooted thermostat and connected to WiFi and client app. Cycled system and tested.
Set both (2) Honeywell S200 thermostats for Scheduling OFF. Main screen > menu > schedule > on/off > Off. Now both thermostats will stay at whatever temperature and mode homeowner sets it to until they physically/manually change it at thermostat.
Cooling maintenance on 2009 and 2012 condensing units. Furnaces are located in inside/outside closet, filter filters are 20 x 25 and located within furnace cabinet and in ceiling of home. Changed out filters, cleared all electrical components of dust and debris, verified proper sequence of operation, found 45/5MFD capacitor for system serial number 6940 out of range, recommended installed and tested new 45/5MFD capacitor. Verified refrigerant levels and line temperatures and took temperature splits and cycled equipment. Cleared line and washed coils, thermostats checked out OK. Systems are at life expectancy, but with recommended repairs are now within manufacturers, specifications, and cooling and operating properly at this time of service.
Performed a heating maintenance on two gas furnaces. Verified sequence of operation by checking out temperature rise and all electrical components also cleaned out furnace cabinet at this time. Full systems are heating up the house properly both for reaching temperatures above 110. Finish maintenance by changing out filters and making sure both systems switched back into cool mode correctly.
Mn 36kpas1 ordered 3 ton Fujitsu ductless from johnstone. Will use 3 ton Fujitsu for job.

All three units are heating up the house properly also cleaned out condensation lines and finish maintenance by changing out filter filters and setting thermostats back to cool mode and locking House back up.
Cooling maintenance on American Standard split heat pump system. Air handler is located in hallway closet, changed out 14 x 30 filter located in lower wall. Cleared all electrical components of dust and debris, verified proper sequence of operation, checked volt andamps, checked start and run capacitors, verified Refrigerant levels and line temperatures and took temperature splits at cycled equipment. Washed condensing coil and cleared condensation line. Thermostat checked out OK, system is within manufacturers, specifications, and cooling and operating properly at this time of service.
Dropped off permit and verified system is ready for inspection.
After Diagnostic found faulty capacitor, last for 1W2F casita unit replaced part inrush was high installed compressor saver and contactor to avoid any further issues. Unit is up and cooling.
