Performed a semi annual cooling service on split heat. Left filter replacement. Cycled equipment followed, cooling sequence of operation checked refrigerant/temperature split checked capacitor, fan motor, hard start, compressor, amps and voltage. Cleared condensation line and tested water safety switch at air handler/hallway, mechanical closet. Thermostat checked out OK. Secured and clean electrical connections at condenser and fuse box. Rinsed condenser coil. Cooling equipment checked out operational at this visit.

Upon arrival client stated system had error code 184. Systems are 2022 American standard side discharge heat pumps. Found both systems working. Checked alert history on systems. Checked both systems AOC. Washed coils and signed up on yearly agreement. Took pictures of auid numbers so we can monitor at office. Checked app to allow. Found previous company didn’t run new low voltage wires. Advised on possible issues with communication side.

Service Type: Demand Service – No Cooling Status at Arrival: System running continuously but not reaching set temperature Tenant Note: Just moved in the day before; reports cooling issue despite system running ⸻ Diagnostic Summary: • Thermostat reading: 4°F above setpoint upon arrival, indicating system unable to maintain temperature • Temperature split: 18°F (Supply air at 64°F), measured at garage upflow furnace • Compressor: Producing unusual noise • Refrigerant pressures: Low side reading in the 170s PSI – abnormal for R-410A system • Furnace & interior check: Found a 3°F heat gain, same at supply—indicating poor insulation or duct issues • System mismatch discovered: • Evaporator coil is R-22 • Outdoor condenser (2016) is R-410A • Incompatible refrigerant types—system not properly matched ⸻ Recommendations: • Evaporator coil is incompatible with the outdoor R-410A unit and must be replaced • Due to compressor noise and potential compressor failure, highly recommend

Performed annual maintenance on a 2024 5 ton American standard platinum series unit. Replaced filter in FAU (20x25) and cleared drain line. Washed down mini-split filters and ductless unit coils. Checked system amperage, refrigerant Freon levels, and verified no alerts were present on the system. Washed down condenser coils. Confirmed system operation; 1050 checked into range reading, no alerts found.

Today’s annual maintenance consisted of four Goodman units. Replaced all the filters inside the home (3) 20x20 (3) 16x16 18x18. Including the casita. Ensured all four thermostats are responding correctly and properly working for each unit. amp rush checked out good for each of the units, they’re all in proper range. Capacitor on all the four units are checked out good, in correct range. condensation lines have been cleared and are properly draining at this time of service. thoroughly washed the coils down for each of the units. All four systems are cooling and operating correctly at this time of service.
