Arrived at customer’s home to diagnose outlets non op in garage and by pool. Found that outlet that was non op in garage was a gfci outlet that was tripped. Reset gfci outlet to restore power to affected outlets. Customer informed me of another on op outlet in garage and I attempted to diagnose. After minimal diagnostic I was unable to trace power source. Customer stated that they can schedule another visit to figure out issue with that outlet, but that the most important work was done with the others.
Performed annual heating maintenance on a 2018 Trane split system. Upflow fau located in hallway closet. Replaced 20x25 filter located in filter cabinet and cleared condensation line from fau. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked gas pressures. Checked 15uF capacitor for blower motor. Everything checked out operational. Nest thermostat checked out okay. System is working properly in heating at this time of services.
Upon arrival, found system calling for cool but only blower motor operating. With further inspection I discovered condensing unit had a blown fuse. Install installed new 40 amp fuse and test system. Also washed washable filter filters and checked filter for Casita. System is now operating and cooling properly.
Performed heater maintenance on two 2003 weather King split system FAU located inside attic. 20 x 30 and three 14 x 20 filters. Checked amps, volts, capacitor for blower motor and clean burner compartment. Check the gas and static pressure is also check temperature rise, and all safety switches. Cycled system from nest thermostat. Thermostats are operational. Found all electrical and safety components to be within manufactured specifications. Systems are well beyond life expectancy, but our operating and heating properly at time of service.
Arrived to troubleshoot non-functioning outlets inside the residence and landscape lighting issues. After inspecting several bathrooms, I identified a GFCI outlet that was tripped. Upon resetting it, power was restored to the other outlets and to some exterior outlets connected to one of the landscape transformers. There were a few lights that were not working; the homeowner had replacement bulbs and was able to substitute them. Additionally, three landscape lights near the jacuzzi on the palm trees were not receiving power. I informed the homeowner that a follow-up visit would be necessary to further troubleshoot and potentially repair wiring if required.
Arrived to customer’s home to replace existing thermostat wire for new platinum system. Found existing wire in good condition up until wire exits exterior wall to underground feed to now abandoned unit. Made connection where thermostat wire exits wall and ran new jumper with line set to new unit location.

Heating service on two 2022 American standards split POV systems and 2024 split POV system for casita. Filters are located in ceiling throughout home, changed filters, cleared condensation lines at Jones valves, cleared all electrical components of dust and debris, verified proper sequence of operation, thermostat checked out. OK, washed condensing coils. Systems are within manufacturer, specifications, and heating and operating properly at this time of service.

Changed two 20 x 30 filter filters and washed washable filters for two mini splits located in garage and Casita. Checked amps,volts , capacitor, and cleaned burner compartment. Checked gas and static pressures. Also check temperature rise and all safety switches. Repaired and secured both flu pipes proper. Cycle system from thermostat. Thermostats are operational. Cycled both mini splits in heat mode. Both systems are heating properly. Found all electrical and safety components to be within manufactured specifications. All systems are operating and heating properly at time of service. Recommend installing water safety switch to prevent water damage to the home or equipment due to condensation back up or overflow. Also recommend installing Jones cleanout valves to properly flushed condensation lines and to ensure systems are draining properly.
Performed annual heating maintenance on a 1997 Comfort maker gas furnace. Upflow fau located in attic, access in hallway ceiling. Replaced 20x30 filter located in hallway. Cleared condensation lines and dusted off burner compartment. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked temperature rise. Checked capacitor for blower motor. Cycled system in cooling and checked static pressures. Everything checked out operational. Nest thermostat checked out okay. Furnace is past life expectancy but is still operating properly at this time of service.
Performed heating maintenance on 2018 Goodman split heat pump. Changed 14x30 filter with filter register, no ladder. Cleared condensation drain. Removed debris/pet hair from return area. Inspected evaporator coil and blower wheel for cleanliness, found them dirty. Honeywell 6000 thermostats working properly. Checked 10uf blower motor capacitor, within range. Checked amps, volts, and temp rise (30°). System is fully operational and heating to manufacturer specifications. I found a couple issues that I recommend addressing. I found the evaporator coil is dirty and building up debris, this can lead to ice forming on the coil and turning into a solid ice block during summer. And can shut off on high pressure during heat mode. Deep cleaning of coil is recommended, quote attached with this report. Second recommendation is to have a Jones valve installed on the drain line. This system has had issues with condensation overflow in the past. System is protected with a water safety switch. Howeve
I Performed Maintenance on both the Heating Systems. Also cleaned washable filters. Both Heating Systems are 2019 models located in the garage. I also flushed both the condensate drains. Both Heating Systems checked out operational at the time of the service
Heating service on 1994 Lennox furnace with 2024 condenser and coil. Installed new thermostat and tested operation. Equipment is working properly in cooling and heating at this time. Replaced filter in hallway.
